The Flanagan Group has created a process that makes for a smooth, seamless experience for customers looking to build a new home. While this process varies from client to client, this is the general experience you can expect when you build in the Eagle's Edge Subdivision.
Once we determine that Eagle's Edge is the perfect location for your new home, we'll move to the design phase. We take a deep dive into the details, including:
Our goal in this phase is to present all the details upfront to determine if new home construction is right for you.
After you have a final design of your home, you'll have a chance to review final contract details before construction begins. In this step, Ledford reviews and confirms floor plans, design selection, and provides a general assurance that you love the design of your home. If you want to tweak or customize a detail, this is also the last opportunity to discuss that with Ledford before construction.
You'll have all the information you need to make an informed decision. Firm numbers from Ledford will be provided, as well as a timeline for construction. Finally, how the team communicates with you (and how often you can expect updates) will be established in this step.
After you've signed the contract, construction can begin on your new home. Ledford directly communicates with their clients during construction, and they'll use an app called Builder's Trend to send weekly updates. If there are any issues that need troubleshooting, Ledford will reach out to you to help develop a solution.
While Ledford handles the construction, Flanagan will be taking care of the paperwork. We handle communicating with the title company and the lender, and our team checks in weekly to make sure you're happy with the process. If you have concerns about anything, you can tell our team, we'll make sure we get the issues resolved.
As construction draws to a close, you'll have the opportunity to get to know your home. In this phase, Ledford Construction walks you through some simple steps to make sure new home lasts a lifetime, including:
During this final walkthrough, you'll have an opportunity to ensure you're completely satisfied with your new home.
The final step! After an extensive building process, your home will officially be yours. Whether you plan on this being your permanent home, or whether you built the home as an investment property, completing the build process deserves celebration!
